Pacaso Has 2,000 Fractional Home Owners
Pacaso, a real estate marketplace founded in 2020, has rapidly become a leader in the co-ownership model for luxury vacation homes. By offering a modern and streamlined way for high-net-worth individuals to own and enjoy second homes, the company continues to grow its presence in both domestic and international markets.
Business Overview: A Marketplace for Co-Ownership
Pacaso enables buyers to co-own luxury vacation homes in premier destinations through its LLC-based co-ownership model. The company handles everything from property acquisition and LLC formation to ongoing management, making ownership seamless and hassle-free. Buyers purchase 1/8 to 1/2 ownership in a fully furnished home, gaining real equity and the ability to use the property throughout the year.
Owners schedule their stays through Pacaso’s smart scheduling platform, which is designed to ensure equitable access to the home. All properties are professionally managed, with services such as maintenance, cleaning, and bill payment handled by Pacaso.
As of 2025, the company has more than 2,000 owners, who have collectively booked over 100,000 stay nights across a diverse portfolio of homes. In 2024, they sold over $160m of real estate and associated fees, and cumulatively, this number is over $1.1bn.
Destinations and Market Footprint
Pacaso operates in over 40 luxury markets across the United States and internationally. In the U.S., popular destinations include Napa Valley, Aspen, Palm Springs, Park City, and Malibu. The company has also expanded into key global markets, with homes in Cabo San Lucas, Mexico; Paris, France; and London, England.
Each home is selected based on Pacaso’s core focus: “Luxury homes in luxury markets for the HNW customer.” Properties often feature premium amenities such as ocean views, chef’s kitchens, designer interiors, and resort-style outdoor spaces.

Fractional Owner Profile
Pacaso owners represent a distinct segment of affluent consumers seeking smart, flexible access to luxury vacation properties. Pacaso says:
- 72% are aged 45–64, typically current or emerging empty nesters
- Average annual household income: $1 million
- Average net worth: Over $5 million
These owners are typically professionals, entrepreneurs, or executives who value both the lifestyle benefits and the financial advantages of co-ownership. Many are drawn to the ability to diversify their real estate holdings without the full burden of second home ownership.
Global Swap Program: Unlocking More Flexibility
In a recent development, Pacaso introduced its Global Swap Program, allowing owners to trade stays in their home for time in other Pacaso homes around the world.
There are two ways to participate:
- 1:1 Swap: Direct exchange between owners in different properties. These can be asynchronous, so for instance, a summer in one location could be exchanged for a winter week at another location.
- Swap Credits: Owners can earn credits for time they give up in their home and redeem those credits for stays in other available properties within the network.
This program enhances the value of ownership by providing greater travel flexibility and broader access to Pacaso’s international portfolio.
