GoForth: Fractional Co-Ownership Focused on Second Homes and Branded Residences
Co-ownership company GoForth has been expanding its portfolio of shared vacation homes, with destinations in North America and Europe. SherpaReport talked to CEO and founder Adam Capes about the latest developments and home locations.
The GoForth Ownership Model
GoForth organizes small groups of co-owners who typically hold one-quarter or one-half interests in a specific property. Ownership is generally structured through an LLC, with each owner holding a defined share of the entity and corresponding rights to use the home.
This structure also allows for a degree of customization. In practice, a buyer who is prepared to take a substantial interest - often half of a property - can effectively select the home, subject to GoForth’s assessment of its suitability and marketability. GoForth then works to fill the remaining interests with compatible co-owners.
The economic premise is straightforward: many affluent households want the benefits of a second home but are reluctant to commit 100% of the capital and ongoing costs for something they use only a few weeks or months per year.

Use, Access, and Lifestyle Focus
While financial logic underpins the model, GoForth emphasizes reliable access and extended stays rather than short vacation intervals. Adam Capes gives examples of two potential usage patterns that the model facilitates, but you wouldn’t find in other options:
Winter escapes: Owners in colder regions (Northeast, Midwest, Pacific Northwest, Chicago, etc.) looking for a month or more away in the winter, rather than a handful of scattered weeks.
Summer relief: Owners in hot-summer markets (Arizona, Texas, Georgia, and similar) seeking several weeks in cooler environments - mountains, coastal areas, or Europe - during peak heat.
Traditional fractional products have not always served this demand well. Fixed or rotating weeks often make it difficult to secure the same extended winter period every year, and fixed holiday weeks (such as Christmas or New Year’s) have historically been priced at a substantial premium.
Owners also have access to other GoForth homes and can trade some of their time through a partnership with 3RDHome.
GoForth’s smaller ownership groups, larger interests, and focus on specific homes make it easier to guarantee set seasonal periods year after year. Owners are often motivated as much by the ability to create repeated family experiences - with children, grandchildren, or close friends - as by any expectation of long-term appreciation.
“I think owning a second home and having access to lots of others is a way to create those memories, whether it's your kids or your grandkids, or your friends or other couples, whatever it may be, having that time in a place that you love, that gives you energy, that makes you feel excited to go back to this place,” says Adam Capes, then adds “But, and this is key, you don't actually feel stuck when you're there, because when you buy a second home, you only get one place.“
Branded Residences and Developer Relationships
A distinctive feature of GoForth’s strategy is part of its emphasis on branded residences - both hotel-branded and select non-hotel luxury brands. The company works with the developers of these branded residential projects to identify suitable units, then assembles small co-owner groups and structures and manages the shared ownership.
The company is active in or targeting projects involving brands such as: Four Seasons, St. Regis, Ritz-Carlton, Grand Hyatt, Waldorf Astoria and non-hotel brands such as Dolce & Gabbana for design-led residences in Europe. “We're excited that we're able to put together small groups that can buy into some of those developments,” Says Adam Capes.
GoForth prefers to enter early in a development’s life cycle - soon after announcement - when pricing is lower and the potential for appreciation is higher as the project sells through.
The company also buys established homes to share among owners. Adam Capes states, “We really see a huge market opportunity for both existing homes and pre-construction branded residences.”

Current Portfolio of Homes and Destinations
Adam Capes notes the company has 13 homes in its portfolio, with a target of reaching roughly 25 properties in the coming year or so. The current footprint spans North America, the Caribbean, and Europe, and includes:
Park City & Deer Valley, Utah – Multiple properties in these well-established mountain markets. One Deer Valley example Adam shared that illustrates the early-entry thesis: a five-bedroom home purchased for $4.2 million sits in a market where a slightly larger, but only four-bedroom penthouse is currently listed for about $10 million.
Scottsdale, Arizona – A home at The Rocks, with additional Scottsdale-area opportunities under consideration.
Future U.S. focus areas – Ongoing work and exploration in Telluride, New York City, Chicago, Southern California and the Gulf Coast of Florida.
Costa Rica – An existing home in Tamarindo, plus active work on branded-residence opportunities in the Papagayo/Cacique area, near projects associated with Waldorf Astoria, St. Regis, and a broader master-planned Bahia Papagayo development. Proximity (about 20 minutes) to Liberia International Airport is a key factor.
Dominican Republic – Four current properties in this Caribbean destination.
Turks and Caicos – Two existing homes, with the possibility of more.
Future prospects in Puerto Rico – A branded residence project that GoForth regards as a strong prospect. And in the Bahamas & Cabo – with additional branded developments under evaluation in these well-known vacation markets.
Marbella, Spain – Two current homes in a region where GoForth is seeing strong demand for extended Mediterranean stays.
Future homes in Tuscany, Italy – A focus for branded-residence opportunities, aligning with long-stay, lifestyle-oriented usage.
“One thing that's been a little surprising, pleasantly surprising, about half of our owners have purchased in multiple properties,” says Adam.
Outlook for GoForth and the Fractional Second-Home Sector
The fractional and shared-ownership space is in transition. Many of the large, traditional fractional and residence club developments are sold out and operate mainly in resale mode – some of these were developed directly by the luxury hotel brands. A smaller number of developers and operators are now focusing on models that are more directly tied to specific, individual homes and structured around a smaller group of owners.
GoForth is part of this newer wave. Its emphasis on larger ownership stakes (quarters and halves), positions it as an example of how co-ownership is evolving to address both the financial and lifestyle goals of today’s second-home buyers.
