European Co-Ownership: Inside the MyHomes Model

Blending Scandinavian design with local character, MyHomes transforms properties into inviting retreats for its co-owners. Each owner buys a share in a Homeowners Association, which gives them shared ownership of a collection of around five unique holiday homes. Each collection caters to different travel styles and group sizes, so every owner finds a portfolio that suits their lifestyle.

MyHomes Origin

The concept behind MyHomes started out as thoughts jotted down on the back of a napkin in a Copenhagen café in 2015. After months of preparation, founder and CEO Finn Christensen launched MyHomes website and started building the business. It took about a year to build the first “Homeowner’s Association” of 29 co-owners and their collection of holiday homes. The Copenhagen company continued to grow, serving several hundred owners in various associations.

Finns' overall goal is to offer a “no hassle” way to share ownership of premium European vacation homes, and to unite special travel experiences with convenience and common sense.

MyHomes Locations and Collections

Whether you prefer a coastal retreat or to spend your time in a cosmopolitan city, MyHomes has a variety of homes for your interests. The holiday homes are in a selection of European locations, including:

  Denmark: Hornbæk
France: Provence, Megève, Villefranche-sur-Mer, Côte d’Azur
  Italy: Piedmont, Rome
  Spain: Mallorca, Barcelona, Marbella

Prospective co-owners join a “Homeowner Association” that shares ownership of a collection of around five holiday homes. Association members become partial owners with their names on the deed, contribute to shared expenses, and can book any of the homes in their collection for themselves and their guests.

The cost, fees, and size of the association vary by the collection. The associations are grouped into Comfort, Premium, and the most exclusive Quantus collections. In Comfort and Premium associations, you can book an average of nine weeks of holiday each year, up to 20 weeks in the off-season. In the Quantus association, which includes fewer members, you can book up to 28 weeks each year, with an average of 13 weeks per year.

MyHomes also provides resales for existing co-owners’ shares in established collections.

“With nearly a decade of experience, we’ve found that 29 co-owners hit the sweet spot. It gives owners plenty of weeks to enjoy their homes – across summer, winter, and everything in between. At the same time, it keeps the entry cost at a level that makes co-ownership both attractive and accessible. It’s a proven setup that aligns with how most people want to travel, offering flexibility, value, and peace of mind,” says Finn Christensen.

Focus on Function and Design

MyHomes finds and acquires promising homes in desirable European locations. They then renovate and decorate the homes featuring “Scandinavian design spiced with quirky and creative elements from the local area.”

They even collaborate with galleries like Copenhagen’s Martin Asbæk Gallery, to borrow carefully selected art to display in the European holiday homes. According to MyHomes “the works are carefully selected to match the décor and atmosphere of the different locations.“

The MyHomes Owner Experience

MyHomes association members have the option of staying in any of the homes within their collection, giving them access to several European locations. Depending on the collection, the holiday homes accommodate 6-12 guests at a time, making them ideal for those who travel with or entertain family, colleagues, or friends.

The association has a three-person council composed of co-owners selected by the association as a whole. Unlike a standard timeshare, Homeowner Association members' names are on the home’s deed, and they all contribute to shared expenses, such as the maintenance of the homes. MyHomes continues to support the Homeowners Association by providing professional property management and the booking system.

This shared expense model makes luxury home ownership accessible at a fraction of the cost, while professional management ensures a seamless, worry-free experience. Collections are also designed to foster a sense of community among the families.

Owners may book stays in advance or take advantage of last-minute availability through the reservation system. The system is designed to balance peak and off-peak usage among members.

All expenses, including maintenance, taxes, insurance, and management fees, are divided among the owners. This structure significantly reduces costs compared to sole ownership, while MyHomes’ professional management team handles the property care, from cleaning to repairs.

“Across Europe, we’re seeing a clear shift — people increasingly choose to spend their time and money on experiences rather than material things. They want to travel, explore, and make memories, but without the burden of owning it all themselves. Co-ownership taps into that mindset, offering high-quality homes, convenience, and the freedom to enjoy life,” notes Finn.

In summary, each share represents a true real estate interest, allowing owners to benefit from potential appreciation in property values. Owners can sell their share at any time, with MyHomes facilitating the resale process to ensure a smooth transition for both parties, and providing liquidity and flexibility for owners.
