Equity Estates Continues Deployment of Fund VII with Six Residences Acquired
Equity Estates launched its seventh residence fund early last year, and is approximately three-quarters of the way through its capital-raising process. It has already bought six of the planned twelve vacation homes. Recent additions to the portfolio include residences in Portugal, Park City, and Hawaii.
Portfolio Development Strategy
The plan for Fund VII is to raise $70m and invest in 12 residences valued between $3.5 m and $6.5m each.
The current acquisitions reflect a balance between international and domestic destinations, with Portugal representing continued interest in European lifestyle markets, Park City providing access to a four-season mountain destination, and Hawaii offering year-round resort-oriented travel demand.
As additional acquisitions are completed, the portfolio is expected to further diversify across beach, mountain, urban, and international locations, providing investors with access to a professionally managed portfolio of vacation homes. The approach is designed to offer geographic diversity, flexibility of travel experiences, and reduced operational responsibilities for investors.

Investment Structure and Usage Levels
Fund VII offers five investment participation levels, providing between 15 and 45 days of usage annually, depending on the size of the investor’s commitment. The 15-day investment is currently $410,000 with total annual fees of $26,052.
In addition to allocated annual usage, investors may have access to unlimited additional nights within 21 days of travel, subject to availability. This structure is intended to provide flexibility for spontaneous travel opportunities while maintaining equitable access across the investor base.
Equity Estates sets the utilization of its residential portfolio to preserve accessibility and scheduling flexibility for members. According to the company, even if all investors utilized their full annual allotment of nights, residences across the portfolio would only be occupied approximately 57% of the year, providing a lot of flexibility and availability.
Long-Term Exit and Distribution Framework
Fund VII is structured as a long-duration investment vehicle with an anticipated exit process beginning in 2036. At that time, Equity Estates expects to begin selling the residences within the fund and distributing proceeds to investors.
Under the fund’s distribution structure, investors first receive the return of their original capital contributions. Thereafter, 80% of the remaining net proceeds are distributed to investors in accordance with the fund’s distribution waterfall.
The structure provides lifestyle benefits of vacations at the homes during the fund's life, with long-term participation in potential real estate appreciation at portfolio liquidation.
Background on Equity Estates
Founded in 2006, Equity Estates is a private luxury real estate investment and lifestyle platform focused on shared ownership of professionally managed vacation residences. The firm forms investment funds that acquire high-end homes in destination markets. Investors gain access to a diversified collection of residences while avoiding many of the administrative responsibilities associated with owning and managing individual vacation properties.
Equity Estates manages property operations, maintenance, staffing, and reservation systems on behalf of investors. The company’s broader portfolio includes residences across North America, Europe, the Caribbean, and other resort-oriented markets.
For high-net-worth individuals evaluating lifestyle-oriented real estate investments, the structure offers a combination of personal usage, portfolio diversification, and potential long-term capital participation within a professionally managed framework.
